It has been a long dry spell not having a shop and a tooooo small of a garage.

Today is the day the surveyor does his thing so I can combine my 2 lots so I can get the permits from the county to build a new workshop.

Due to set back rules I have to attach the shop to the house and to do that I have to have a survey to combine parcels.

All the attachment needs to be is "permanent" so I am going to attach at 10' wide pergola between the existing house and the new shop. County said that is allowable.

I hope to have all permits in hand by Christmas :)
 
Surveyor did his thing, said paperwork will be emailed to me later today. All is good in my world today :)

Next step is fill out County forms and write the most important part a check to the County.

Then hurry up and wait until they get off their butts and do the filing. Once they get that done then the County will look at and hopefully approve my building plans.

Oh how the guberment can slow the wheels of progress...
 
Just remember, a garage or shop can never be big enough, a friend once said if you need a 3 car garage build a 6. SOOOOO true!
 
i have a 40x90 and cant move around in it. but then i have built 3 16x25 rooms in it . soon to be empty so maybe it will get better. going to have a fire sale soon .

there is no bad advise in this statement. i built my 40x70 shop and in 3 mos i was out of room and had to put a 16x70 lean-too off the side to get alot of the stuff out just so i could work. it fills up fast. if i was working on cars like you guys it would be 10 times worse.
 
Yeah,I 'bought' a Shop along with the house as my wife say's. It was a 30X40 with 2 overhead doors on front and only 'thing in it was a JD riding mower.
Looked like the end all of every dream I ever had.Still is for the most part but then comes the Crap accumulated
I've said the same about shops also.
Like Money,you can never have too much or too big in this case.
Secret is,
Get some shipping containers to put All the Crap in, and you Will accumulate Crap and They will help alleviate the 'issue'. Whole lot cheaper now that the Gov is not buying them up for some war 'thing,not as cheap before George 2 but getting lower.Or, old box truck beds or even semi's.Just storage 'box's' but then,depends on where you live.Country IS 'good sometimes.
 
I have been out of room since I rented out my complete collision shop roughly 8-9 years ago.. I've always questioned if that was the smart thing to do or not. I like the rental income and not having to worry about making my mortgage.

I put a lot of thought into what I want to do with the building, but I actually decided to sell it. We have learned to be very efficient working in the building we are in.. It's very tight but we all learned how to manage things with the space constraints.

The big difference now is that I would rather run debt free and work on a smaller volume of cars, that have a lot of debt just to have more space..

Just different ways of looking at things.
 
yes, bigger isnt always better. keep overhead low so you can pick and choose what you want to do. much better than scrambling to move volume so you can pay your bills
 
my commute is about 75 ft . no rent and very little overhead. big plus is my guard dog carries a gun .
 
County code enforcement stopped by yesterday to say you cannot store your 5th wheel trailer on that parcel unless you combine the parcel with one that has a residence on it.
Ummm, Mr code guy, see those wood stakes with the bright orange flags, those are the survey markers required by your employer to combine the parcels.
IF the county did not move at the speed of a snail and not require a new survey on already surveyed parcels which they have on record, then the parcels would already be combined.
He was very polite and understood what was already in process and went on his merry way.
Until the County approves the combination I cannot justify spending the $$ for a set of engineered site and structure plans to be drawn.
Things move slow in the desert, the Sonoran desert tortoise should be the County's mascot !
 
And the double wide trailer next door can do wth they want....
Looks like you got some kind of handle on it and 'whatever' you can 'roll in' I guess for storage and be legit would be of benefit.
Because you Will accumulate Crap.Which,of course,You Will Need at some point because We are that,needy of the junk you 'stored' because you 'might need It at some point for 'something in the future because We 'need it'. LOL...

haha sounds like NJ with the exception that if you were to show the flags to the code enforcer here, as crooked as the gov officials are, he would just make up something else which there is really no code for and say your violating it because there is no way he would be leaving without charging you big $$$ money for something.
 
I have to admit I do always get a chuckle when I hear how people can't believe what a slow process it is to get plans approved & permits issued. Always want to blame the contractor for dragging their feet (me) so it's nice to share my pain. Good luck with everything!
 
i grew up with an outhouse :eek: we have no building codes or permit requirements except for septic. makes no sense to me at all .
